Challenging times we are currently in, are they not? Never in our lifetimes have we seen anything quite like this. All of us have had to make very significant changes to our lifestyles in order to cope with this coronavirus. One thing has certainly stood out for me in all of this: owning one’s own safe, secure and comfortable home has never more important. Most of us are now spending much more time in our own homes than we had ever thought possible. And many of us are spending the brief amount of time outside of our homes to purchase materials to fix up our homes to make them even more safe, secure and comfortable!
Our industry has arrived into the primetime. It has never been a more important time to purchase your own home. Even though home prices have gone significantly upward over the past few years, programs to assist families in making that first home purchase have never been better! And interest rates are cooperating to make it all very doable. We continue to promote our NeighborWorks home-buying programs as “Homeownership the Right Way!”.
For the past month our physical offices have been closed to the public, but our staff is still fully available via phone, text and email. We were fortunate to have made the decision several years ago to go internet-based with our phone system, so that each staff member’s office phone will automatically forward to their cell phone, so that they are essentially available 24 hours a day.
All of our homeownership programs have continued to move forward in a very positive manner:
- Homeownership education has moved over to digital only through our relationship with eHome America. Our client numbers with this program have been increasing nicely.
- Individual counseling is now phone-based only, but still working effectively.
- Mortgage lending continues with very affordable rates being offered, and still very low down-payments being required.
- Home building continues with homes coming available primarily in East Waco. But other Waco area locations are available as well, including new homes being built in McGregor.
Our other construction programs are thriving at this time with our Belmont Village project progressing nicely. This new subdivision will consist of 27 brand new duplexes (54 total units) being built and made available for lease to small families. Each unit will consist of 2 bedrooms and 2 baths with 2 parking spaces right at your front door. A neighborhood park will allow residents to exercise or walk your pet along a trail. All exterior maintenance will be handled by NeighborWorks Waco. This will include all yard upkeep as well.
We are anxious for our offices to open back up to the public, but in the meantime, we are open for business like never before. Homeownership has never been more important!
