When Amanda Wilson began exploring the idea of buying a house, advice came at her from every direction. Well‑meaning family, friends, and colleagues offered conflicting recommendations that soon felt more confusing than helpful. Determined to sort facts from opinions, she turned to online research and discovered NeighborWorks Waco’s free Homebuyer Education Workshop.

Signing up felt like a small risk with plenty of potential reward. “We had nothing to lose but a Saturday,” Amanda recalls. The workshop promised expert guidance, complimentary lunch and snacks, and all materials provided. Even her husband, initially skeptical about what he thought would be “a day of sales pitches,” agreed to attend.

Any doubts disappeared within the first hour. The facilitator welcomed a packed classroom, handed out thick informational binders, and then patiently walked participants through each section in clear, manageable language. Interactive sessions kept the energy high, and guest speakers, from real estate agents to mortgage professionals, shared practical insights without pressure.

Throughout the day, many of Amanda’s long-held misconceptions about homebuying were replaced with clarity. “I didn’t realize just how many misconceptions we had prior to the workshop,” she admitted. One example was the term “escrow,” which she had always assumed referred simply to a pending sale. By the end of the day, she understood that escrow is a system used to manage taxes, insurance, and other important costs associated with homeownership. Amanda and her husband also learned about several loan options they had never heard of and realized they were not as financially prepared to buy a home as they had originally thought. Although their timeline changed, they left the workshop with a clear plan and a renewed sense of confidence.

The experience surprised Amanda in other ways, too. The classroom was larger than she expected, filled with first‑time buyers of every age. Games and group discussions catered to different learning styles, and the facilitator’s professionalism kept the class engaged from start to finish.

Since that Saturday, Amanda has become an enthusiastic ambassador for the workshop. “What do you have to lose?” she would say to anyone who is hesitant to take the workshop. “It’s just one Saturday, and there is so much you need to know about the homebuying process. You leave with information that most people do not realize they’re missing.” She also encourages graduates to continue their education through NeighborWorks Waco’s Financial Freedom Workshop, a program she and her husband plan to attend next.

Amanda believes this kind of education is essential, particularly for younger buyers. “I’m a little older, but many of us are naïve about the homebuying process,” she says. “This workshop arms you with knowledge so the journey feels less intimidating.”

For the Wilsons, the knowledge gained from NeighborWorks Waco’s Homebuyer Education Workshop proved transformative, turning the overwhelming noise of outside opinions into a clear, confident stride toward their future front door.
