At NeighborWorks Waco, renting is more than a place to live — it’s a step toward homeownership. Our rental program is designed to help you build financial stability, gain knowledge, and confidently transition into owning your own home.

Here’s how it works:

  • Rent now. Enjoy a safe, stable home with a trusted local organization.
  • Learn and prepare. While you rent, take advantage of financial education, homeownership resources, and personalized guidance.
  • Buy when you’re ready — no lease penalty. When the time comes, you can break your lease without penalty to purchase your own home.

Rental Properties

Looking for a place to call home? NeighborWorks Waco offers well-maintained, affordable rental properties in welcoming neighborhoods across Waco. Browse available homes and call our property manager at 254-730-7176 with any questions or concerns.

Applicants apply through the APPFOLIO platform. Please note our rental criteria PRIOR to submitting your application.

Applicant(s) may be denied occupancy for the following reasons:

  • Falsification of application by any applicant.
  • Incomplete application by any applicant.
  • Insufficient income (total of all applicants)
  • Criminal conviction history of violent or sexual crime committed by any applicant or by other occupants (including children) who plan to live in the property.
  • Poor credit history of any applicant (credit reports are obtained; previous bankruptcy requires an additional security deposit, equal to one month’s rent)
    • Derogatory government debts (i.e. federal student loans)
    • Derogatory utility debts (not more than 2)
  • Poor rental profile of any applicant (rental history is obtained)
    • Non-payment or frequent late payment of rent
    • Eviction
    • Drug use
    • Poor housekeeping
    • Poor supervision of applicant(s)’ children
    • Unruly or destructive behavior or violence to persons or property by applicant(s), applicant(s)’ children or applicant(s)’ guests
